The Three Routes for the Property Investment Visa: Choose Your Entry Point

Route 1: The 2-Year Investor Visa (No Minimum Value)

This is the easiest way to get into Dubai in 2026. The previous requirement of AED 750,000 for single owners was removed. If you are the sole owner of a finished residential property in Dubai and have the title deed in your name, you are now eligible regardless of the property’s value. For joint property, each owner should have a registered share of at least AED 400,000/

There are two things to remember:

  • The property must have a registered title deed off-plan units under Oqood don’t qualify for this tier until handover.
  • The property must be in Dubai. Units in other Emirates and DIFC are not allowed for this visa.

When their investment portfolio exceeds AED 2 million, many investors upgrade their 2-year residency visa into a 10-year Golden visa.

Route 2: The 5-Year Retirement Visa (AED 1M, Age 55+)

In this route, you can get a 5-year visa through the Retire in Dubai program If you’re 55 or older (or have 15+ years of work experience) and own Dubai residential property worth AED 1M or more, mortgage-free

You can also qualify if you have a three-year fixed deposit with AED 1M, a monthly income of AED 15,000 or more, or both a property and savings account valued at AED 1M. But the title transfer route is the best for people who already own the property.

One trade-off: unlike the Golden Visa, this route follows the 180-day rule; you must return to the UAE at least once every six months

Route 3: The 10-Year Golden Visa (AED 2M) The Top Tier

That’s what most investors ultimately target. Invest at least AED 2 million in Dubai property (using the entire DLD valuation, not your down payment), and you’ll get a 10-year renewable residence through the famous Golden Visa.

  • The equity requirement is gone: The 50% down-payment criterion was removed in February 2026, the greatest shift since 2022, and it is now possible to acquire mortgaged properties with just a bank No Objection Certificate and no minimum equity. A property evaluated at AED 2 million by the DLD can be considered eligible even if 100% of the acquisition is financed, with the bank’s agreement.
  • Multiple properties can be stacked: You can combine multiple properties to make AED 2 million – five studios at AED 400,000 each is just as good as two flats at AED 1 M each.
  • Off-plan is immediately eligible: Off-plan apartments are eligible after the Oqood is registered with the DLD; therefore, foreign buyers on payment plans may apply without waiting for handover.

What Hasn’t Changed

  • Only Freehold Zone: Must be situated in a specified freehold area where foreign nationals have full ownership rights. Leasehold doesn’t count.
  • Residential Property Only: Apartments, villas, townhouses, and penthouses are qualified. Some commercial properties can qualify under some conditions.

Where You’re Allowed to Buy Property?

Foreign ownership is restricted to some freehold regions. The most popular locations in Dubai are Business Bay, Downtown Dubai, Dubai Marina, Dubai Hills Estate, and Jumeirah Village Circle (JVC).

Each area has a different mix of price, rental demand, and lifestyle the right choice to buy property depends on whether you’re buying to live in, rent out, or hold.

Costs and Timeline: What to Budget

You should also save money for the 4% DLD transfer fee, any agent fees, and the cost of running the business. All of these together are equal to about 6–8% of the property’s value, and they don’t count toward your AED 2M limit. The good news is that Dubai doesn’t charge a property tax or a capital gains tax every year.
